     - Place highly visible sign at property
     - Show property and interview prospective tenants
     - Process applications, including credit and reference checks
     - Prepare lease contracts and collect all security deposits
     - Perform move-in/move-out inspections

Management

     - Collect rent payments
     - Respond to calls from tenants regarding repairs, maintenance, and complaints
     - Inspect property for necessary maintenance work
     - Review and pay maintenance work
     - Arrange for repairs to be done in timely manner
     - Inspect repairs upon completion
     - Review and pay maintenance and repair bills
     - Disburse proceeds to owner in a timely manner

Accounting

     - Provide owner with a comprehensive monthly statement
